Sustainable Design

Gerig Surgical Associates

Goshen, Indiana

Lakeside Middle School

Fort Wayne, Indiana

The existing building has undergone a HVAC retrofit which would not facilitate the use of NC.  Therefore, we utilized EB 2.2.  We are currently in the Documentation Phase, collecting the performance information after the one-year period, as well as working on a certified level.

The Gerig Surgical Associates, PC – Goshen Wound Care project turns an existing retail pharmacy location into leasable office space for a surgical practice and a hospital licensed wound care clinic.  This 11,000 s.f. project consists of additions and renovations to an existing concrete block building, modifying it to include separate entries for each function, a new exterior skin, an addition for a hyperbaric chamber room, and site modifications for separate staff and visitor parking.  It also exemplifies that sustainable, conscientious, sophisticated design can be done on a limited budget in the competitive arena of retail/business development.

One of the primary design considerations is the incorporation of sustainable design principles.  While the owner was not interested in pursuing LEED certification, they did want to calculate points and follow-through with concept implementation.  To that end, the project features daylight sensors to operate on/off consistent with exterior brightness, exterior sun shades, interior light shelves, extremely high R-value glazing, interior window openings to allow more occupants to experience daylight and afford stricter indoor air quality standards.  A first for Moake Park, the design provided exterior plug-in capabilities for the surgeons’ plug-in cars.

This is not a LEED® project, but has very strong green attributes.  The project was a re-use of an existing building.
